This tutorial is working properly and tested with different root access required apps and tweaks.
It might also work for other phone brands, but im not responsible if something happened to your device. I just wanna share and help you guys, this the easiest so far NO FLASHING REQUIRED and SAFE TO FULLY UNROOT.

O+ 8.52 (Philippines) Specs

Android 4.1.1 Jelly Bean
4-inch WVGA (480×800) IPS Display
MT6577 1GHz dual-core processor
PowerVR SGX 531
512MB RAM
4GB internal memoriy
5-megapixel autofocus rear camera with LED flash
720p HD video recording
VGA front camera
3G, HSDPA, HSUPA
Wi-Fi, Wi-Fi hotspot
Bluetooth
microUSB v2.0
GPS, A-GPS
Dual SIM, Dual-Standby
Air Shuffle
1450mAh Li-Ion battery

NOTE
Before rooting the phone unmount the SD-Card/External Storage. Why? (The Root Genius software is having issue on locating the internal storage of the phone, coz if you'll look inside a advance file manager (e.g. Root Explorer, Androzip) the Internal Storage = SDCARD2 while the External Storage/Memory Card/SD Card = SDCARD.)
Un-check the "allow mock location" under Developers Option(where USB Debugging is located). Same issue with external storage.
Proper installation of ADB drivers and required drivers. Google search PDAnet application to get proper drivers without hassles ^_^
Download and Install >> androidxda.com/data/RootGenius.exe << latest version for English site, CH site(original) >> You do not have permission to view the full content of this post. Log in or register now. <<.
**don't worry, the latest Root Genius has the updated Kinguser which supports English language.

STEPS
#1
install the downloaded software and drivers on your computer (I used my old Windows XP SP2 PC)!!
*Root Genius (doesn't really required installation)
*ADB drivers or the PDAnet application. To test drivers, plug in your phone to your pc (DO NOT FORGET to set you phone as "USB.. STORAGE", sometimes/by default it is set as "Charging Only") without ticking/enabling "USB Debugging Mode" once everything is okay with the normal drivers(notif on pc will show "hardware is... and ready to use"). After that, tick/check/enable "USB Debugging mode" and your pc will detect a new hardware and will install it, just wait. "Patience"

#2
run or open the Root Genius.exe app that you downloaded to your PC. A new window will show up with an Android character.
** it will ask to connect your phone with "USB Debugging mode" enabled or checked via Settings > Developer Option.**

#3
connect your phone and wait for the app to detect your phone and then just click on the "Next" button (on the bottom right corner of the app).

#4
watch your phone carefully and wait for the "green" progress bar to fill up, usually on 27% you will notice on your phone that Root Genius is working/doing the rooting, it will flash at least twice.

#5
when you see the "Congratulation your phone is successfully rooted!" on your computer screen that's it!

#6
verifying root;
*disconnect your phone from PC and reboot the phone.
*look for the Kinguser app on your phone.
*use Root checker app found on the playstore.
*use any app that requires root access.

#7
That's all folks, hope I helped =))
